Why Big Bend exteriors get dirty differently than the rest of Florida
Most exterior-cleaning advice written for Florida homeowners is written for the peninsula, and it does not travel well up to Leon County. Tallahassee sits in the Big Bend on red clay rather than the sugar sand that starts a few hours south, and that one difference changes what ends up on your siding. Clay is fine-grained and it stains: a summer downpour splashing off a flowerbed leaves a rust-orange band along the bottom two feet of stucco and vinyl that a garden hose will not lift, and irrigation heads throwing clay-tinted water put the same cast on white soffit. Add the canopy and the picture is complete. The live oaks that make Miccosukee, Centerville, and Old St. Augustine famous also hold moisture over the roofs and north walls beneath them for days after a storm clears, and shade plus damp is exactly what algae asks for. The loblolly and longleaf pines fill in the rest with straw, sap, and a spring pollen load heavy enough to turn a dark car yellow overnight.
The practical consequence is that exteriors here do not simply get dirty, they get colonized. Dirt rinses off. A living algae film - the black streaking down a north-facing roof slope, the green cast creeping up a shaded privacy fence - is rooted in the surface and comes back within weeks of a plain rinse unless it is treated rather than blasted.
Winter is the best season to wash in Tallahassee, and almost nobody uses it
Here is the piece of local timing worth knowing: North Florida winter is a working season for exterior cleaning, not a dead one. From December through February the humidity finally drops, the afternoon thunderstorms stop, biological growth slows to a crawl, and surfaces actually dry. A house washed in January tends to stay clean noticeably longer than the same house washed in July, because nothing is racing to recolonize it while it dries. Schedules are open too - the calls stack up in spring, so winter work gets booked for the week you want rather than three weeks out.
There is a second reason specific to our canopy. Tallahassee live oaks are semi-evergreen: they hold their leaves through the cold months and drop them in late winter and early spring, roughly February into March, which is the opposite of what people arriving from further north expect. A wash done in November gets buried by leaf litter, oak catkins, and pollen a few weeks later. Either wait until the drop finishes so one spring pass does the work of two, or wash in deep winter specifically to clear the fall pine straw and tannin staining and plan a second, lighter pass once the oaks are done.
What a real freeze changes
Unlike most of the peninsula, Tallahassee gets genuine freezing nights most winters, and that is worth scheduling around rather than ignoring. Washing while a surface is at or below freezing is a bad idea for two honest reasons, and neither is about the equipment. Rinse water running across a driveway, a walkway, or entry steps refreezes into a sheet of clear ice nobody sees, which is a real hazard on a sloped Betton Hills driveway. And cleaning solutions lose their bite in the cold, so the same job takes more product and more dwell time for a worse result. The fix is simple scheduling: work the mild windows. Our winter days routinely climb into the fifties and sixties even after a cold night, so waiting until mid-morning, once surfaces are above freezing, is usually all it takes.
The related thing worth checking on your own house after a cold snap is your concrete. Water sitting in the pores of a driveway or pool deck expands when it freezes, and where a slab already had hairline cracking or a flaking surface, that widens it. That is an argument for gentler cleaning on older flatwork, not for skipping it.
Soft wash or pressure: which one does your job actually need
These are two different jobs, and for most Tallahassee houses the honest answer is the gentler one. A soft wash uses low pressure - roughly what a garden hose delivers - and lets a cleaning solution do the real work of killing algae and mildew at the root. That is the correct method for roof shingles, vinyl and fiber cement siding, painted wood, soffit, screen enclosures, and anything with a finish you would rather not strip. High pressure on a shingle roof drives granules into the gutter and shortens the life of the roof; on wood it raises the grain; on older mortar it opens the joints.
Real pressure belongs on hard, unfinished surfaces: concrete driveways and sidewalks, brick pavers, block, and the clay-stained flatwork this area produces so reliably. A surface cleaner is the right tool there rather than a bare wand, because a spinning bar cleans evenly and does not leave the striped zebra marks that are the signature of a rushed job.
What actually drives the price
Square footage is the starting point, not the whole answer. What moves a quote up or down here is access, surface, and severity. A two-story with tight side yards and mature landscaping planted against the wall takes longer than an open single-story of the same size. A roof soft wash costs more than siding because it needs more setup, more product, and more care. Heavy black streaking, or years of accumulated tannin from an oak hanging over the roof, needs longer dwell and sometimes a second application, while a house washed a year ago is a straightforward pass. Flatwork is priced on area but climbs with staining that has had years to set into clay-tinted concrete. We would rather look at the actual property and give you one flat number before anything starts than quote a per-square-foot rate that changes once we arrive.
